About the Project

Avant served as the Owners’ Representative for the historic restoration project at the Federal Reserve Building, located in the heart of Downtown Jacksonville. Our team took the lead in overseeing the $3.2 million adaptive reuse development of the building, situated at Hogan and Church streets near City Hall, that will include restaurant and event space. The property also includes a 4,500 square-foot courtyard for an inviting outdoor seating and lounge area. This courtyard is a shared space with the 218 Church Street apartments, a project our team also worked on. In our role, Avant managed the general contractor in the restoration of the 18,430 square-foot space within the Federal Reserve Building with construction costs totaling $9 million, ensuring adherence to quality standards and historic preservation guidelines.

The Federal Reserve Building project stands out for its blend of historic preservation and adaptive reuse, transforming a landmark space into a future hospitality and event destination in Downtown Jacksonville. Avant’s role in this project included managing restoration efforts to meet strict preservation standards while preparing the space for modern commercial use. This high-visibility project also played a strategic role in the broader Gateway Jax redevelopment initiative, helping catalyze the revitalization of over 20 city blocks with a carefully balanced mix of history, design, and community impact.
