About the Project
Avant is leading the transformation of three former motels into much-needed workforce housing on Jacksonville’s Southside. The three concurrent projects, Elevate at Southside and Elevate at Baymeadows Phases 1 and 2, will collectively deliver 339 micro-apartments averaging 300 square feet. The full-scope renovations involve extensive interior demolition, structural and systems upgrades, and reconfigurations to convert the properties into functional residential units with new kitchenettes, updated amenities, and communal spaces. Each site includes features such as pools, laundry rooms, and gathering spaces to support a comfortable living experience for future tenants. With the properties previously in a deteriorated state, this redevelopment effort also includes environmental remediation and site security upgrades to ensure long-term safety and stability.


Unique Elements
From a construction standpoint, each site presents its own set of challenges, requiring careful coordination and adaptability. Working across three active jobsites simultaneously, Avant’s team is executing extensive remediation, structural reinforcement, and phased build-outs while managing safety and logistics on aging, previously unmaintained properties. The scope demands strategic planning to address inconsistent existing conditions, reconfigure outdated hotel layouts into efficient residential units, and upgrade infrastructure.
Each of the three campuses brings distinct architectural and neighborhood considerations, but all share a common goal: revitalizing underutilized properties into quality housing in a central, high-demand area. Located near major corridors like I-95 and Baymeadows Road, these sites are ideally positioned to serve Southside’s working population.
