About the Project
Avant collaborated with developer 95 Arch Partners QOZ Fund LLC and the entire project team to create a vibrant coworking environment that sets a new standard for functionality, design, and personalized service in the construction industry: The Workshop at Dennis + Ives, a dynamic coworking space within the Dennis + Ives Creative Office Building. The Workshop, located in the Rail Yard District at 1505 Dennis St., is part of the larger Dennis + Ives mixed-use development—an innovative project situated in a Qualified Opportunity Zone (QOZ) property, offering entrepreneurs federal capital gains tax benefits. Housed in the former Caribbean Cold Storage building, The Workshop is a testament to adaptive reuse and transformation, providing 11 private offices, shared workspaces, virtual offices, a conference room, and a community kitchen with an outdoor patio doubling as an event space.


Unique Elements
The Workshop at Dennis + Ives presented a unique opportunity to blend industrial character with elevated functionality. This project required precise coordination to meet both design ambitions and investment requirements.
