About the Project

Avant is performing a meticulous restoration and expansion of a 1936 Mediterranean Revival residence in San Marco. The scope includes a two-story rear addition that increases living area and modernizes circulation while preserving the original massing, materials, and architectural character of the existing structure. The work is being executed with a conservation-first approach: structural investigations and targeted repairs precede intrusive interventions, and all new construction is detailed to tie in seamlessly with the original brick elevations and rooflines.

Unique Elements

This project balances preservation constraints with modern performance requirements. Notable structural challenges include a discovered separation between exterior brickwork and interior shear elements, and an original balcony assembly supported by an undersized historic header. Repair strategies prioritize engineered reinforcement that preserves original fabric where possible. Architectural features emphasize both authenticity and usability: a 14-ft French door with sidelights provides a strong indoor-outdoor connection; fenestration has been deliberately located to optimize daylighting and sightlines to the backyard and neighborhood; and interior planning increases usable living space. All new framing, trusses, and connection details have been reviewed and validated to ensure code compliance while retaining the home’s historic proportions and character.
