Eutaw Place Transforms from Crumbling Bricks to Newest Home in Vibrant San Marco

By: Victor Souza

For many years, the historic home at 1106 Eutaw Place was more than just a neglected old building; it had become a bit of a local worry, a magnet for vandalism and a safety concern. Today, as we restore this beautiful 1930s brick house and add thoughtful new spaces, we’re excited for this home to join the ranks of all the gorgeous, stately homes of San Marco.

And it’s not just the house getting a new lease on life. The new garage is a standout feature of this revival. Downstairs, it comfortably houses two to three cars with large eight-by-eight-foot doors and an electric vehicle charger. We’ve included a dedicated workstation with plenty of outlets and storage, making it a practical hub for any hobbyist or DIY enthusiast.

Above the garage, the full in-law suite is essentially a home of its own: a cozy one-bedroom apartment complete with a walk-in closet, bathroom, kitchen, living area, and its own HVAC and water heater. It’s the perfect spot for extended family or guests and adds so much flexibility to the property.

But let’s talk about the challenge of preserving this nearly century-old structure. Every time we touch one of those original bricks, we’re working with something fragile. In fact, one wall literally crumbled into pieces at one point. We were prepared, and thankfully no one was hurt, but it’s a delicate dance to keep the original integrity while making big changes. This house has been moved, rotated, and carefully placed, and all that motion makes its bones even more fragile. Yet, it’s incredibly rewarding to see it come together, knowing we’re not just restoring a home, but preserving a piece of history.

In the end, this project is about more than just preserving a single home. It’s about bringing a piece of Jacksonville’s history back to life, creating a space for a new family to call this vibrant neighborhood home, and showing how the blend of old and new can be a beacon of inspiration. With every detail, we’re not just restoring a house, we’re creating a lasting legacy, right here in the heart of San Marco, which many of us are proud to call home.
