About the Project

This three-story, 4,500 SF primary residence was constructed with durability and functionality as top priorities to withstand its oceanfront location. The layout includes a third floor with a kitchen, custom luxury wine cellar, living room, and office space designed for optimal ocean views. The second floor contains the main bedrooms and living areas. The first floor includes a personal fitness center and a two-door garage with stackable vehicle lifts, allowing up to four cars to fit in the space at once. A rooftop dining and grilling area serves as an outdoor extension, accessible through an internal elevator that connects all floors of the home. The project scope also included a detached guest house and a custom luxury pool and patio area. Given the Florida coastal climate, a rain screen envelope was used for moisture management, consisting of wood siding and galvanized corrugated metal panels on furring strips to create an air space. This system supports convective airflow, which reduces cooling costs by up to 40% compared to typical regional energy usage. Site work involved installing a pervious crushed granite driveway to support natural drainage, along with non-irrigated lawn areas and artificial turf to conserve water. Gopher tortoise relocation services were completed as part of the initial site preparation, and the property was fitted with a private boardwalk for beach access.
